Our Application Process
We will accept the first qualified Applicant. Because it cost us time and money to do a thorough check of your application, there is a non-refundable processing fee of $45.00 per person over the age of 18. If we do not process your application due to accepting an earlier applicant, your fee will be refunded. We will require up to two business days to process an application.
Please review our list of criteria. If you feel you meet this criteria, please apply -- we'd be happy to rent to you. Also, if you have any questions or concerns, feel free to ask.
Applicant Screening Criteria
A complete application for each
adult in the household
Rental history verifiable from
unbiased sources: It is
your responsibility to provide us with the information necessary to allow us
to contact your past landlords; if we do not have this information your
application will be denied.
If you owned, rather than rented,
your previous home, you
will need to furnish mortgage company references and proof of title
ownership or transfer.
Sufficient income/resources:
If the combination of your monthly personal debt, utility costs and rent
payments will exceed 50% of your monthly income, after taxes, we will
require a qualified co-signer on your rental agreement.
If the combination exceeds 65% of your monthly income, your
application will be denied.
You misrepresent any information on
the application.
If misrepresentations are found after a rental agreement is signed,
your rental agreement will be terminated.
In
the last five years you have a conviction for any type of crime
that would be considered a threat to real property or to other residents'
peaceful enjoyment of the premises, including the manufacture or
distribution of controlled substances.
You have a FED (court ordered
eviction).
Previous landlords report
significant complaint levels of noncompliance activity
including but not limited to:
1. Repeated
disturbance of the neighbors' peaceful enjoyment of the area
2. Reports of
gambling, prostitution, drug dealing or drug manufacturing
3. Damage to
property beyond normal wear
4. Reports of
violence or threats to landlord or neighbors
5. Allowing
persons not on the lease to reside on the premises
6. Failure to give proper notice when vacating property
7. Previous
landlords would be disinclined to rent to you again for any other reason
pertaining to the behavior of yourself, your pets, or others allowed on the
property during your tenancy
