About Applications:

What are your requirements to rent a property from you?
Must make a combined income of 3 times the rent.
Full Background check approval:
               No Felonies in the past 5 Years
               No Evictions in the last 3 Years
               Credit Check
               Rental References

What is the Application fee?
$45 per person over the age of 18 that will be living in the home.

When does the application fee need to be turned in?
When application is presented to the office.  If you are faxing in or submitting online, 
all applications fees must be received before we run the application.

What if multiple applications come into the office?
Our policy is first come first serve.  The first person with completed applications
will be the first application run.  That includes Application fee.

About Leases:

How long are your leases?
Most of our leases are 1-year unless otherwise stated in the description.

When do Leases take effect?
The lease start the day that you hand us the money and we hand you the keys.

Can I break up my Move-In costs?
We do not break up move-in costs.  All money is due at the time of move-in in the
form of money order or cashiers check.  We do not accept personal checks or
cash for move-in costs.  Once moved in we can take personal checks for rent.
This also includes pet deposits.

About Pets:     

Do you allow pets?
Most of our properties are pet friendly.  Please look at the description to see   if pets are welcome.

What breeds of dogs do we accept?
We know that it is not fair, but are not allowed to accept any dog that is classified as
a vicious breed: Pit Bulls, Rottweiler, Dobermans, and other known breeds.  The reason for this is that the owners insurance will not cover the home if these dogs are living on the property.

Do you have a deposit for pets?
We do have a pet deposit required for each pet that will be living in the home.
The pet deposit is fully refundable as long as there is no damage done by the pets.

What are the deposits?

           0-15 lbs     $200 each             $200 each
           16-20 lbs   $250 each
           21-30 lbs   $300 each
           31-40 lbs   $350 each
           41-50 lbs   $400 each
           51-60 lbs   $450 each
           60 + lbs    $500 each

Do you charge Pet Rent?
We are happy to say that we do not charge any additional rent for your pet.
